Greenhouse Gas Analysis for Mixed-Use Development

DESCRIPTION:

The proposed Forestdale Village 40B mixed-use development will be located in Sandwich, Massachusetts. The full build-out of the development will consist of a assisted living building or pharmacy, office space, retail space, residential apartment space, a food market, and a wastewater treatment plant building. In addition, the Proponent plans to build 148 single-family residential homes.

Tech Environmental was retained by Fort Hill Infrastructure Services, LLC to complete a greenhouse gas (GHG) emissions analysis as part of an Expanded Environmental Notification Form (EENF). Carbon dioxide (CO2) emissions were quantified using the Tech Environmental Energy Model for: (1) the base case corresponding to the 7th Edition of the Massachusetts Building Code (2) the Preferred Alternative, which includes the proposed energy saving design features, and (3) an Additional Mitigation Alternative, which includes additional energy savings elements. The final design included mitigation measures that will reduce the Project's direct and indirect stationary source energy-related emissions of CO2 by approximately 13% and 16.%, respectively.

CO2 emissions produced by Project motor vehicle trips were analyzed using the US EPA MOBILE6.2 Mobile Source Emission Factor Model. Mitigation measures for transportation emissions include a number of transportation demand management (TDM) strategies and roadway improvements to reduce vehicle trips for the Project. These measures would improve traffic operations, and reduce Project-related vehicle trips and CO2 emissions by about 16%.

Overall, mitigation measures in the Additional Mitigation Alternative, as adopted by the Project Proponent, are expected to reduce the Project's total CO2 emissions by approximately 14% compared to the base case.
