Condominium Complex Odor Concern

DESCRIPTION:

A group of buildings originally built nearly 200 years ago as part of the industrial revolution were converted in the last few years into luxury condominiums. After the renovations, the property management firm began receiving odor complaints from residents. The residents complained of odor within their individual units.

Tech Environmental was recommended to the condominium management association by a similar facility that had experienced odor concerns. Tech assessed the situation and determined the location of the odor. The building was renovated as a LEED design project with minimal ventilation within the common areas. It was determined that mild odor in the basement was making its way to the residential units and because the heating system in each unit was self-circulating, odor that made it to units did not easily dissipate.

The neighbors were concerned that the odor was unhealthy, so Tech collected air samples and compared the results to state exposure limits to determine that the concern was only odor-related. Tech thenexplored the cause of the odor in the basement and determined that a number of scenarios were possible; that eliminating the odor source was likely more costly than eliminating the odor concern.

Tech recommended a small odor control and ventilation system in the basement to remove the odor before it could get to residential units while the permanent cause of the odor could be identified and corrected.
